Cardinal Point was founded in September 2009 by Gregory and Rufus Williams in Tampa, Florida. The brothers and investment partners embarked on an entrepreneurial journey to develop a commercial real estate investment and management platform in the aftermath of a financial crisis and Great Recession.
The executive team has a diverse range of professional experience that includes institutional real estate investment and development, property management, accounting, legal services, construction management, and the structuring of equity and debt financing. Additionally, the founders of the firm have extensive acquisition and capital structure advisory experience within the broader financial services industry including commercial banks, thrifts, asset managers, REITs, and insurance companies.
Cardinal Point uses the same guidelines, principles, and data analysis from its formation and entrance into the Florida real estate marketplace in 2009 / 2010 as it looks at new opportunities in Florida and other geographies, sectors, and markets.
Firm History and Start:
In 2009, while Florida was one of the most distressed areas of the U.S. due to the extremely depressed housing market and pronounced contraction of the local economy, the region displayed traits that made for an attractive real estate investment opportunity including:
- Significant levels of financial distress in local real estate markets
- Limited availability of new investment capital, especially from outside the region
- Historically favorable demographic and economic growth trends
- Advantageous cost of living relative to other regions of the U.S.
- Diverse economy with an opportune business and tax environment for residents
- Temperate climate adjacent to a myriad of recreational activities
- Skilled labor force with close proximity to major institutions of higher learning
With the primary elements in place for the development of a successful real estate platform, Cardinal Point was launched with a mission to identify compelling real estate investment opportunities, source the equity and debt capital necessary to acquire compatible assets, and execute operationally on tailored business plans at the ground level that would maximize profitability and eventually attract institutional investors from gateway metropolitan areas.
With this focus on execution and profitability, Cardinal Point has evolved into a vertically integrated real estate services platform that includes property management for captive investments and passive owners of commercial real estate assets, commercial and residential real estate brokerage, and construction management.
